Understanding the Journey Back — How We Help You Get Started

The hardest part of rebuilding isn't the construction. It's the ninety days before construction — when insurance, permits, and grief all arrive at once, and every decision feels permanent.

We know this firsthand. Our office on Bollinger Drive burned in January 2025, along with years of our neighbors' homes — some of which we built. What follows isn't marketing. It's the same walkthrough we give friends who call us the week after a loss.

Start with the policy, not the floor plan

Your insurance policy has deadlines that matter more than any design decision right now. Put your claim in writing. Request your complete policy file, in writing. And learn the difference between your dwelling coverage and your code-upgrade coverage — because rebuilding to today's fire code costs more than rebuilding what stood before, and the second coverage is where that gap gets paid.

The second coverage is where rebuilds are won.

The permit lane most homeowners don't know exists

Like-for-like rebuilds move through an expedited review lane. The catch: “like-for-like” has a definition, and exceeding it — a larger footprint, a second story that wasn't there — can move parts of your project into full review. We map which parts of a rebuild ride the fast lane and which don't, before the design is finished. Learning this after the drawings are done can cost a year.

Why the builder conversation comes early

A rebuild under insurance pressure is a different discipline than a ground-up custom home. It rewards open books, honest timelines, and a builder who knows the county's counters by name. That's the practice we've built — because this time it was our neighborhood too.
